Housing Counseling

Pre- Purchase Housing Counseling
One on one counseling for homebuyers to guide you through mortgage and loan qualification and purchase of your new home. Especially helpful for those in need of credit repair, creating a budget, and planning for the future

The purpose of Pre-Purchase Counseling is to help you evaluate your readiness to purchase your own home. Are you committed enough to do what is necessary to own and maintain a home? Have you considered the lifestyle changes you may have to make?

During our pre-purchase counseling session, we will:

We will also challenge you to look at your current spending habits. Although there are certain guidelines a mortgage company or bank may use to determine a maximum loan amount, only you know how much you are "comfortable" spending each month and still maintain what you consider to be an acceptable lifestyle.

For a pre-purchase evaluation, or if you are facing foreclosure, call us immediatlely at 1-800-693-7070 ext 6120 or (360) 535-6120.
Even one day can make a difference in saving your home.

Post Purchase Housing Counseling -
One on one counseling for homeowners having trouble making their mortgage payments. We can provide: Early delinquency intervention and counseling, budget counseling, lender negotiations on your behalf, answers to your foreclosure questions.

Post Purchase Housing Counseling/ Foreclosure Prevention   You may not be having financial trouble now, but many people do have money problems at some point in their lives. The best way to avoid foreclosure is to plan and budget for emergencies. Post-purchase counseling provides general suggestions and ideas on how you can prepare for and work through tough times.

You will learn what to do:

Sometimes the answers to financial difficulties are hard, and solutions mean lifestyle changes. Professional foreclosure prevention counselors will analyze your situation, identify resources to address the situation, develop a plan for addressing your individual issues and identify your options for preventing the foreclosure of your home.

The longer you wait, the fewer choices you have. Don't lose your home to procrastination!

Financial Skills Workshops

An important part of owning a home is learning to successfully budget your home finances. You will be shown how setting goals and priorities keep you from suffering the consequences of bad budgeting habits. Successful household budgeting will help to provide you with the resources you will need to manage any unforeseen situations that often occur for homeowners. But, most importantly, a good budget allows you some "breathing room" at the end of each month.

Another aspect of your home purchase is being aware of the tactics of Predatory Lenders. Predatory lending has become shorthand for describing a variety of practices that may be disadvantageous to the borrower. The objective of this class is to help participants identify and avoid abuse of predatory lenders, how to prevent loss of assets, and where to go for help.

We will also provide you with valuable information on the home purchase process. Buying your home may be the largest investment you will ever make, so we want to prepare you by equipping you with the knowledge you will need to make that decision. Being informed pays!!

We also provide you with information on basic home maintenance and energy conservation tips to help you keep your home in good condition. The better condition your home is in, the lower your utility bills will be and the easier it will be to sell your home at a later date.

Reverse Mortgage Counseling

As a HUD Certified Housing Counseling Agency we offer Reverse Mortgage counseling. This is a requirement by HUD and lenders will refer them to a HUD agency prior to taking their application for a Reverse Mortgage. This counseling is solely for educational purposes and in accordance with the requirements of FHA's Home Equity Reverse Mortgage.
